Housing & Office Space

The City Heights Initiative includes the redevelopment project known as the “Urban Village.” During the development of the police substation, Sol Price entered into an agreement with San Diego City Manager Jack McGrory to redevelop a blighted block southeast of University and Fairmount. The Urban Village included the construction of a library; an outdoor theatre; park area and playground; a recreation center; tennis courts and a swimming pool; a preschool; and a continuing education center. William Jones developed the Urban Village Shopping Center, anchored by an Albertsons grocery store. Completed before the millennium, the Urban Village represents tangible and highly visible improvements to the community creating confidence and hope for the future.

In 2000, Sol and Helen Price founded the “San Diego Revitalization Corporation” (later renamed Price Charities) to develop residential and commercial real estate in City Heights. The first project included the City Heights Center, which houses non-profit organizations and brought jobs and public services to the community and the Village Townhomes, which brought quality housing at affordable prices. The second project, known as the Metro Career Center, consisted of 120 housing units and an 82,000 square foot office building. The project was completed in 2004 and later sold. In 2005, Price Charities purchased property on the northwest corner of Fairmount and University and began the third project in three phases. The first phase, completed in 2007, is a 150 unit affordable senior housing complex, owned and operated by Senior Community Centers of San Diego. The second phase, opened in August 2010, is a La Maestra Community Clinic. The third phase, to be completed in the October 2011, will be a mixed use, housing over commercial facility to be owned and operated by Price Charities.

City Heights Center

Completed in 2002, this six story office building located on the southwest corner of Fairmount and University, has approximately 24,000 square feet of ground floor multi-use space and approximately 83,000 square feet of office space.

Ground floor tenants include the Mid-City Clinic Pediatric Care Center which doubles as a San Diego Rady Children's Hospital urgent care facility during evenings and weekends. A Headstart Preschool is also located on the ground floor. Upper floors include offices for a variety of nonprofits and governmental offices including Price Charities and Aaron Price Fellows.

Village Townhomes

Completed in September 2003, the Village Townhomes feature 116 two, three, and four bedroom units.

The Townhomes is located across the street from the Urban Village and behind the City Heights Center and provide spacious, good quality housing at affordable prices. The complex is gated with reserved underground parking and nightly on-site security.

The interior courtyard features a tot-lot and large children's play area. A computer learning center is available to residents seven days a week.  Other amenities include a recreation room, summer youth program, Girl Scouts, gardening, and movie nights. A child care center is located next door.

City Heights Square

City Heights Square is located at the northwest corner of Fairmount and University and incorporates residential units over commercial space.

The ground floor houses a 10,000 square foot Walgreens plus 11,000 additional square feet of commercial. Above the commercial offices are 92 one story residential units. The units have one, two, and three bedrooms with included washers and dryers, secured underground parking, private balconies, a rooftop barbecue and other amenities.
